Smoke season is now a design consideration
For several summers running, Calgary has recorded stretches of degraded air quality driven by wildfire smoke from British Columbia, northern Alberta and the territories. Homeowners feel it immediately: headaches, irritated eyes, dusty surfaces, and a furnace filter that turns grey in weeks instead of months.
That has changed how buyers evaluate homes. Filtration capability, ventilation control and envelope tightness are now legitimate questions at inspection, alongside the roof and the furnace.
Filtration: the highest-value, lowest-cost item
Most Calgary forced-air homes ship with a one-inch filter rack and a low-MERV fibreglass or pleated filter. Those catch large dust but pass most fine wildfire particulate. Health Canada and provincial health guidance both point toward high-efficiency filtration — commonly MERV 13 where the equipment can handle it — as a meaningful reduction in indoor fine particulate.
Two cautions matter. First, a higher-MERV filter increases static pressure; older blowers, undersized returns and tight filter racks may struggle, which is an HVAC contractor question. Second, a great filter in a leaky slot does nothing, because air takes the easy path around it. At inspection, a filter slot with no cover, a gap at the rack, or a filter sized loosely in the frame all get documented.
Deep-pleat four- or five-inch media cabinets solve both problems at once: more surface area, lower pressure drop, longer service intervals. If a home already has one, that is a genuine asset worth noting.
HRVs, ERVs and the intake you should know about
Newer Calgary homes and most post-2015 builds include a heat recovery ventilator. An HRV works by continuously exchanging indoor air with outdoor air. During a smoke event, that is exactly the wrong behaviour unless the unit is filtered or switched down.
During inspection, the HRV cabinet, core, filters, ducting, drain and controls are reviewed for accessible condition. What buyers should also learn is operational: where is the outdoor intake hood located, what does it sit next to (a driveway, a gas meter, a neighbour's dryer vent?), how are the filters accessed, and how do you switch the unit to low or recirculation during smoke days.
An HRV with plugged, never-changed core filters is one of the most common findings in five- to ten-year-old Calgary homes. It is cheap to fix and it directly affects both smoke performance and winter humidity control.
Envelope leakage: the same holes, a different symptom
Every air-leakage point an inspector documents for winter comfort — attic hatch gaps, rim-joist penetrations, unsealed pot lights, sill-plate gaps, poorly sealed service penetrations, worn weatherstripping, failed window seals, unsealed basement window wells — is also a smoke pathway in July.
Thermal imaging in summer is less dramatic than in winter, when the indoor-outdoor temperature difference makes leakage obvious. That is worth knowing: a home inspected in August will not surface leakage as clearly as the same home in January. Where accessible, though, visible gaps, daylight at penetrations and deteriorated seals still get documented.
Make-up air, range hoods and depressurization
Large kitchen hoods are common in Calgary infills and renovated homes. A powerful hood without dedicated make-up air pulls replacement air from wherever it can find it: around windows, down chimneys, through the dryer vent — and during smoke season, straight from outdoors, unfiltered.
That same depressurization is a combustion-safety issue with natural-draft appliances, which Alberta safety guidance addresses directly. The inspection notes hood size where visible, presence of make-up air provisions, appliance venting types and mechanical-room configuration. Detailed depressurization testing is a qualified HVAC or gasfitter scope.
A practical smoke-season plan for Calgary homeowners
Before the season: install the best filter your equipment tolerates, seal the filter slot, service the HRV and clean its filters, check window and door weatherstripping, and confirm you know how to switch ventilation to recirculation.
During a smoke event: keep windows closed, run the furnace fan on continuous circulation so air keeps passing the filter, reduce HRV outdoor-air exchange where the unit allows, avoid adding indoor particulate from candles or frying without ventilation, and run a portable HEPA unit in the bedroom you sleep in.
After the season: change filters, wipe registers and sills, and note how the house behaved. That real-world record is more useful than any spec sheet.
