Water gets in from outside, almost every time

When a Calgary basement shows staining, efflorescence, a damp corner or a musty smell, the instinct is to look at the foundation wall. Usually the wall is a symptom. The cause is standing water in the soil next to it.

Concrete is not waterproof; it is water-resistant with a damp-proofing coating applied at construction. When saturated soil sits against a wall for days, moisture moves through. When the soil around the foundation stays reasonably drained, the same wall performs fine for decades. That is why the most effective basement moisture fixes in this city happen outside with a shovel and a downspout extension, not inside with sealant.

What good grading looks like

The general target is a fall of about 100 mm over the first 1.5 to 2 metres away from the foundation, sloping continuously away. In new construction, that is set at final grade. In a 25-year-old home, backfill settlement, landscaping, added patio stones, raised garden beds and mulch top-ups have often reversed it.

During inspection, the grade is walked and observed: does the ground slope toward the wall, is soil piled above the top of the foundation, is a walkway or patio tilted back toward the house, is there a visible trench line where backfill has settled? Those observations get documented with the affected elevation noted so the homeowner knows where to start.

Correction is usually straightforward: remove excess material, add clean fill graded away from the wall, keep soil at least 150 mm below siding and cladding, and re-slope hard surfaces where practical.

Downspouts: cheapest high-impact item in the inspection report

A single downspout can deliver hundreds of litres from one storm. Discharging that within half a metre of the foundation is the fastest way to saturate backfill. Extensions of at least 1.8 metres, ending on ground that slopes away, solve a surprising share of basement moisture complaints.

Things to check: are extensions actually attached, or leaning in the garden? Do they discharge onto a sloped surface or into a low spot? Are hinged extensions permanently flipped up? Are any downspouts connected into the weeping tile or into a sanitary connection — a legacy arrangement that should be reviewed?

Gutters matter too. Overflowing or back-pitched eavestrough dumps water in a concentrated line against the wall regardless of downspout length.

Window wells, walkouts and the buried well problem

Basement window wells are supposed to be a drainage feature. They need a gravel base, a clear drainage path, and a well that extends far enough below the window that water never reaches the frame.

Over years, leaves, soil, mulch and gravel migration fill the well. Once the base is buried, the well becomes a bucket sitting against the foundation right next to a window opening — the single weakest point in the wall assembly. Well covers help but must still allow the well to drain and must not trap moisture against the frame.

Walkout basements and lower patios have a related problem: the surface must drain away or to a functioning drain. A walkout patio that has settled toward the door is a spring flooding event waiting for the right chinook melt.

Clay soils, drought and Calgary's seasonal movement

Much of Calgary sits on clay-rich soils that expand when wet and shrink when dry. During a hot dry summer, clay pulls back from the foundation, opening a gap that channels the next heavy rain straight down to footing depth. During a wet spring, the same soil swells and pushes.

The practical homeowner response is consistency: water the perimeter lightly during drought so soils do not crack open, avoid dumping large volumes at once, and keep the grade intact. The practical buyer response is to read the pattern — stair-step cracks in a basement wall, doors that stick seasonally, and a gap at the foundation perimeter tell a story about soil movement that a single-day inspection can document but not date.

What the inspection can and cannot resolve

An inspection documents visible grading, downspout arrangement, window well condition, hard-surface slope, foundation staining, efflorescence, prior repair evidence, sump equipment where present, and moisture clues on accessible interior surfaces. Where practical, moisture meter readings are taken at suspicious areas.

What it cannot do is confirm the condition of buried weeping tile, verify that a previous repair was done correctly, predict performance during a specific storm, or determine whether a crack is currently active. Where those questions matter, a foundation contractor, engineer or drainage specialist is the right next step — usually after the low-cost exterior corrections have been made and the home has been observed through a wet cycle.
