For mainstream Chestermere homes (late 1990s to present), inspection priorities follow newer-suburb patterns. Poly-B is present in some 1995 to 2000 builds; the inspector identifies and documents it. Newer post-2000 builds typically used PEX or copper. Aluminum branch wiring is rare. Attention focuses on foundation and grading, mechanical service life, roof condition relative to age and hail history, exterior envelope condition, and any signs of past water entry.
Lakefront and lake-adjacent properties warrant additional attention. Higher water-table proximity affects basement moisture and crawl-space conditions. Boat houses, docks, lake-edge retaining walls, and outdoor irrigation systems add inspection scope outside the core building.
